Reservations
Reservations may be made using our toll free number, 1-800-888-3516, by mail, or by visiting our office. A deposit equal to approximately one-half of the total amount or $700 whichever is greater is due immediately after the reservation is made. Checks should be made payable to William E. Wood & Associates. Please note the rental term and property address on the check. Exceptions to these terms will be handled on an individual basis. All parties/families using the property for a majority of the rental term must sign the lease. We do not take payments by credit card.

Final Payment
One month before the term begins, the balance of the rent is due. The damage deposit and cleaning fee as well as the tax are part of the total.

Cancellation Policy
The deposit, less a 15% cancellation fee, will be refunded only if the property is re-rented for the same rental amount and time period. If the property is not re-rented, the deposit shall not be returned.

Pets
NO PETS OF ANY KIND are allowed at the property unless agreed to by the Lessor prior to the term.

Check-In/Check-Out Times
The rental term begins on Friday or Saturday at 3pm and ends on Friday or Saturday at 10 am unless other arrangements have been made prior to the rental term. Please honor these times as other tenants will be inconvenienced if you arrive early or leave late. The cleaning crews expect these times to be honored also.

Equipment
Every home is equipped with kitchen cutlery, dishes, cooking utensils, etc. Each property varies according to the individual owner as to other amenities offered. Please check with your Agent for full details. Linens are not provided except for bedspreads and pillows. There is a local linen service that can be recommended if you are interested in renting linens. Appliances and air conditioners are not guaranteed, but repairs will be made as quickly as possible.

Telephone
Telephone service is available in most homes. Phone service is offered for your convenience. Please do not charge long distance calls to the property number. In some properties, there is no long distance service available.

Cleaning Service
Cleaning service is required for many properties. The fee is usually $100. Please check with your agent.

Trash Collection
Garbage pick-up is early Tuesday morning. Please make sure that the cans are on the proper side of the street and that they are facing out. Some owners have arranged for trash collection on Saturday by a private company. Ask your agent.

Security Deposit
Your security deposit will be refunded after the unit is checked for damage and orderliness. The release goes to our Accounting Department the week after your stay ends. Accounting will process the release, and a check will be mailed to you within 30 days.

Smoking
Many properties are offered as non-smoking by the owners.NO SMOKING IS ALLOWED AT THESE PREMISES WITHIN THE CONFINED WALL SPACE. This must be honored due to allergies and/or health conditions of the owners and other guests.

Keys
Key pick-up will be arranged with the agent. At the end of the term, the procedure for key return/locking the properties varies; check with the agent. Please keep the doors locked during your stay when you are away from the property.

Tax
There is a 13 % tax on rentals less than 90 days in duration. This is in addition to the rental amount. Additionally, there is a $1.00 per night lodging tax charged by the City of Virginia Beach.
